FULL MANAGEMENT:

A comprehensive service for Landlord’s wishing to be able to relax in the knowledge that we will look after them and their investment.

Includes – but not limited to:

• Market Rental Valuation.
• Marketing the property in the local media and on the internet.
• Conducting accompanied viewings with potential tenants
• Vetting potential tenants through reference checks from both bank and employer.
• Preparation and signature of an Assured Shorthold Tenancy Agreement on your behalf
• Taking a deposit from the tenant to be held by the agent under the TDS agreement until the end of the tenancy and the property checked for any unfair wear and tear
• Free 6 month rent guarantee with each new let
• Informing all utilities and other interested parties of the new occupancy details along with relevant meter readings
• Prompt collection of rent monthly and payment to landlord after agreed deductions
• Monthly statements of accounts
• Deduction of Overseas Landlord tax where necessary.
• Arrangement and co ordination of any necessary maintenance utilising either the landlords preferred tradesman or from our Approved list of contractors.
• Submitting insurance claims should they be necessary
• Full regular inspections of the Property accompanied by a written inspection report
• Arrange renewals, negotiate rent increases and issue the requisite notices

A full and comprehensive inventory and condition report on the Property by an independent Inventory Clerk will be arranged at an additional charge.

Our Full Management Service effectively forms a barrier between the landlord and the tenant, protecting both parties and ensuring repairs and maintenance works are carried out promptly and by qualified tradesman. This together with our management visits to the premises also ensures that we are aware of the condition of the premises and able to remedy defects promptly to minimise expense and maximise the capital value of your asset.

TENANT FINDING SERVICE:

Includes:

• Market Rental Valuation.
• Marketing the property in the local media and on the internet.
• Conducting accompanied viewings with potential tenants
• Vetting potential tenants through reference checks from both bank and employer.
• Preparation of an Assured Shorthold Tenancy Agreement between the tenant(s) and the Owner

Once the tenancy has commenced we will handing over of all relevant documentation and monies to the Owner on an agreed date, at which time Halcyon House will be deemed to have carried out their duties to the Owners satisfaction and the Owner will be invoiced

RENT COLLECTION SERVICE

Includes:

• Market Rental Valuation.
• Marketing the property in the local media and on the internet.
• Conducting accompanied viewings with potential tenants
• Vetting potential tenants through reference checks from both bank and employer.
• Preparation of an Assured Shorthold Tenancy Agreement between the tenant(s) and the Owner
• Free 6 month rent guarantee with each new let
