This is a tenancy outside the protection of the Housing Act 1988 and is subject to common law. These involve more pre-contractual negotiation. There are no rent restrictions. The tenant may request an option to renew within the tenancy agreement which, if granted, means that provided the tenant is not in breach the tenant will have the legal right to renew the tenancy. You will not be able to serve notice. Unless advised by you in writing to the contrary we shall prepare the relevant documentation based on an initial fixed period of 12 months. The Tenancy Agreement will then be sent to you for your written approval to proceed.
